Directions to property:  From Kings Crossing in Fort Valley take Fort Valley Rd. north to a right on Siberts Rd.,  then right on St. David’s Church Rd.,  then left on Stephens Lane.  Take hard left at Stephens Cabinet Shop then bear left on Old Mountain Rd.  and go approx. ½ mile to property.

 

Description:   An unimproved 42 +/- acre tract of mountain land adjoining the George Washington National Forest.

 

Legal:   42 +/- acres by survey, unimproved and further described in Deed Book 717 Page 133, Tax Map # 085 A 007B, Tract 2.  Access from State Rt. 769 is via a 20’ wide deeded easement recorded in Deed Book 717 Page 133.  Said easement extends across this property to serve an adjoining parcel.

 

Terms:    A $20,000 bidder’s deposit by cash or cashier’s check at the conclusion of the auction.  Seller to hold a purchase money first deed of trust for the remainder of the purchase price as follows:  Amortized monthly payments on a 15 year schedule, 5% simple interest with a 5 year balloon.  Prepayment penalty to be determined by seller.  PURCHASER MUST TAKE OWNER FINANCING TERMS;  CASH AT CLOSING  IS NOT  AN OPTION.  No timbering or alteration to property without approval of seller.

 

This parcel is derived from a family division of a 127.32 acre parcel of which there is a ¼ acre lot reserved from this tract of land, the location of which was not determined on the ground and the respective conveyances are subject to such a reservation wherever the same may be located.  The property is being sold subject to the rights of the unknown heirs and successors in title or assigns of Ruben Burner in that tract of 1/4 acre described in Deed Book 717 Page 135 and Deed Book 31 Page 78.
