Description: Two adjoining tracts of pasture and crop ground containing a total of 85.66+/- Acres. This property is improved by a large pole barn, cattle waterer, well, electricity, 2 ponds, Mill Creek frontage, long state road frontage, is fenced and cross fenced and offers panoramic views.
Legal: Two adjoining tracts containing a total of 85.66+/- Acres being further described in Deed Book 1759 Page 331; Tax Map # 079 A 104 {48.95+/- Acres} and Deed Book 1449 Page 298; Tax Map # 079 A 107 {36.71 +/-Ac}. This property is zoned Agriculture, Shenandoah A-1 and is currently in Land Use. Acreages are per recent survey.
TERMS OF SALE: A $25,000.00 Bidder’s deposit by cash or cashier’s check at the conclusion of the auction. Balance due upon delivery of Deed within thirty (30) days of confirmation of the sale by the Shenandoah County Circuit Court. If the high bidder defaults, the deposit will be used to pay the reasonable sales expenses incurred, any reasonable expenses of re-advertising, any loss ultimately suffered by the owners as a result of such default, and any additional damages to which the owners may be entitled by law. Conveyance is to be made by Special Warranty Deed. Real estate taxes will be prorated as of the date of settlement and delivery of Deed. The property will be sold in an “AS IS” condition, subject to all rights of way and easements of record. Sale is in gross and not by the acre and is subject to confirmation by the Shenandoah County Circuit Court. Both tracts will be offered as a whole only and not individually.
