Terms: A $20,000 per Tract ($60,000 for all three) bidder’s deposit by cash or cashier’s check at the conclusion of the auction, balance due in full within 45 days at closing. A five percent (5%) buyer’s premium to be added to the last and highest bid at this auction to establish the final sale price. Property is being sold “as is” without warranties or representations of any kind, including but not limited to physical condition and is subject to all rights of way, restrictions and easements of record, if any. Property is being offered in gross and not by the acre and is subject to confirmation of the undersigned sellers. This is a cash transaction and not subject to financing. Property is available prior to auction for prospective purchasers to make inspections. The three Tracts will be offered separately and as a whole.
Additional Terms: Tract I provides water to Tract II via a shared well. The owner of Tract II shall provide its own water supply within 1 year of closing on Tract II. The easement that follows the property division line between Tracts I and II shall remain open and ungated, although concrete cattle guards may be installed. Tracts I and II will be subject to a road maintenance agreement.
